House Rules

A 125-year-old farmhouse on 35 acres deserves a little care. Please read these before you arrive — questions welcome.

Check-in & Check-out

  • —Check-in: after 4:00 PM
  • —Check-out: before 11:00 AM
  • —Early check-in or late check-out by prior arrangement only

Occupancy

  • —Maximum 8 guests
  • —Day visitors count toward the total
  • —Any guests beyond the booking count must be approved in advance

No Smoking

  • —No smoking inside the house, on the porch, or in the barn
  • —Designated smoking area: at least 30 feet from any structure
  • —Dispose of cigarettes safely — not in the yard or fire pit

Pets

  • —No pets without prior written approval from the host
  • —If approved: pets must remain off furniture and out of bedrooms
  • —Guests are responsible for any pet-related damage or cleaning

Noise & Neighbors

  • —Quiet hours: 10:00 PM – 8:00 AM
  • —Music and outdoor speakers off by 10 PM
  • —Respect the surrounding properties — sound carries on the ridge

Fire Pit

  • —Use the designated fire pit only — no open burns elsewhere
  • —Never leave a fire unattended
  • —Fully extinguish before going to bed or leaving the property
  • —Burn wood only — no trash, cardboard, or pallets

Kayak & Fishing Gear

  • —The kayak and fly rods are available for guest use at no charge
  • —Return all gear to the rack by the barn after each use
  • —Do not take equipment off-property
  • —Handle with care — report any damage

Trash & Recycling

  • —Use the bins on the covered porch
  • —Do not burn trash
  • —Bag and tie all trash before placing in bins

Parking

  • —Up to 3 vehicles in the gravel lot
  • —Do not block the gate or barn access
  • —No off-road driving in the pasture

Parties & Events

  • —No parties, events, or gatherings beyond the stated guest count
  • —This is a residential property — treat it accordingly

Cancellation Policy

  • —30+ days before check-in: full refund
  • —14–29 days before check-in: 50% refund
  • —Fewer than 14 days: no refund
  • —Travel insurance is strongly recommended for non-refundable periods
📅

Minimum Stay

  • —2-night minimum for most dates
  • —3-night minimum on major holiday weekends
  • —Longer minimum stays may apply during peak season

By completing a reservation, you agree to these house rules. Violations may result in forfeiture of the security deposit and early termination of the stay. If you have any questions before booking, reach out — we're happy to talk through anything.
